The number that matters
Turnover is the most expensive thing your building does.

An amenity is judged on whether it keeps residents. Every unit that turns costs you vacancy, make-ready, concessions and leasing commission — and it happens to roughly half your units every year.

Hold on to a handful more residents and the program has paid for itself. That is the entire commercial case, and it is the one thing we measure: Thrive tracks the renewal rate of enrolled residents against your property’s overall rate, so you can see whether it is working rather than take our word for it.

Industry ranges, not Thrive results — your own numbers replace these in the first review
The two people you have to convince
Residents renew for how a building makes them feel. Ownership renews contracts for what shows up in the numbers.

The program is built to satisfy both at once — so it survives the budget conversation and the resident survey.

What your residents get

A coach, not a login.

  • Programming that fits their life. Strength, conditioning, mobility, and recovery plans that work in your existing fitness room, a hotel gym, or a living room.
  • Real nutrition guidance. Meal tracking with photo logging, plus education that isn't a crash diet.
  • Building-wide challenges. Seasonal events that give neighbors a reason to talk to each other.
  • Progress they can see. Tracking that keeps people going past week three, which is where most amenities lose them.
  • Access to a human. Certified coaches, in-app and on-site, at no cost to the resident.
What ownership gets

An amenity with a paper trail.

  • A differentiator in the tour. Leasing agents get something the building across the street can't match with more treadmills.
  • Zero capital outlay. No equipment, no contractor, no square footage pulled from revenue.
  • Quarterly engagement reporting. Activation rate, active users, event attendance — evidence for the renewal conversation.
  • Programming your team doesn't staff. We run it. Your team announces it.
  • A 90-day exit. Pilot it. If the engagement numbers don't hold up, walk.
From signature to launch
Live for your residents in four weeks.

Three phases. Your team's total lift is roughly two hours.

Week 1

Configure

We brand the program to your property, map your existing fitness space, and set the resident onboarding link. You review and approve.

Weeks 2–3

Announce

We supply the resident email, lobby signage, elevator screens, and leasing-office one-pager. Your team sends one announcement.

Week 4

Launch day

Coaches run a kickoff event on-site. Residents sign up, get assessed, and start. Engagement reporting begins the same day.

What's included
Everything in one branded platform.
01

Fitness programming

Coach-built plans for every level, with video demonstrations for each movement.

02

Nutrition & meal tracking

Manual entry or photo scan, with guidance from a coach rather than an algorithm alone.

03

Community challenges

Building-wide events with leaderboards, run on a seasonal calendar we manage.

04

Progress tracking

Measurements, workout history, and milestones residents can actually watch move.

05

Certified coaching

In-app messaging plus scheduled on-site hours from real coaches.

06

Ownership reporting

Quarterly engagement summary: activation, retention of use, and event turnout.

Optional, opt-in only
Supplements are available. They are never part of the deal.

Residents who want them can access Herbalife and Bioniq personalized-nutrition products through their coach. That's the entire extent of it.

What we commit to in writing

No resident is ever required to purchase a product to use the program, and product access is never a condition of any feature.

No resident is ever recruited as a distributor, and coaches are contractually barred from pitching the business opportunity to residents.

Your property's fee does not change based on product sales, and we'll put all three of these in the agreement.

Before you ask
The questions ownership always asks.
We already have a fitness center. Does this replace it?
No — it makes it worth what you paid for it. Most building gyms sit at low single-digit daily utilization because residents don't know what to do once they're inside. We give them a plan for the equipment you already own.
Who carries the liability?
We do, for our programming and our coaches. We carry general and professional liability, name the property as an additional insured, and every resident completes a health screening and waiver at onboarding. Your existing facility policy is unaffected.
What does my staff have to do?
Send one announcement email and give us access for the launch event. We write the announcement, design the signage, and staff the kickoff. Ongoing lift is effectively zero.
How is this priced?
A flat monthly fee based on unit count, billed to the property — not to residents. It sits in the amenity or resident-experience line, not capex. Exact pricing comes with your proposal.
What happens to resident data?
Health and activity data belongs to the resident and is never shared with the property. Ownership reporting is aggregate and anonymized: participation counts and engagement rates, never individual records.
What if residents don't use it?
That's what the 90-day pilot is for. We agree on an activation target up front, report against it monthly, and if we miss it you can end the pilot with no further obligation.
